Columbia - St. Mary's Prospect Medical Commons Medical Office Building

Columbia-St. Mary’s Hospital is redeveloping their Milwaukee campus, located on 20 acres downtown. The overall project, with a budget of $400 million, includes a new hospital building, two new parking structures, and two new medical office buildings. GRAEF provided site/civil services for the entire project, and structural engineering for the medical office building.

GRAEF has been involved with Prospect Medical Commons from its inception, providing survey services and assisting with the acquisition of the four properties. GRAEF led the required rezoning effort, changing from commercial to Planned Development by working closely with the City. GRAEF evaluated the site/civil impacts of numerous building and parking structure layouts.

The Medical Commons consists of a single level of underground parking, a seven-story aboveground parking structure, a 35,000 square foot retail space and five stories of medical office facilities. Site/civil services include streetscape, including entrances and exits to the parking structure, utility services from the building to the City mains, coordination of rezoning and permitting, and design of the materials management and building entrance areas.
